How to Sell Your Property

In Victoria and New South Wales before an estate agent can legally act on your behalf, you need to engage your chosen agency via an agency agreement, which needs to be in writing. The agreement sets out the terms between you, the vendor and the agency and covers the agency sales fee, marketing expenses and length of agency. By law you will be required to fill out an agency agreement.

Which agreement best suits me?

An exclusive agreement is a contract between you and the agency you choose to market your property, that gives the agency the sole responsibility to market and sell your most valuable asset. An exclusive agreement with Appleby Real Estate is for an agreed time and it establishes a higher level of commitment when selling your property. When an agent has an exclusive agreement they are empowered to be the sole voice to prospective purchasers, which will ensure consistency on issues such as price and settlement terms.

Method of sale?

There are a number of sale methods in the market; however they are derived from the two core sale methods, private sale (private treaty) and auction.

A Private sale is where a property is placed on the market for sale with a tailored marketing program and an established price. The property is sold through private inspections and from the agency's contacts. Our Client Care system ensures that we have regular contact with all purchasers who have made contact with our agency. All promotional activities are available as they are not dependent upon method of sale.

The auction method has been highly publicised on high rating reality television shows, and is successful for high demand or unique properties. Appleby Group’s auction system allows an early sale at a high price prior to the day of the auction, as the property is 'for sale or at auction'. Some property sellers are scared about the auction method; however it can be a very powerful sales tool, as it establishes a deadline and has no set price. Auctions encourage competition in the market as potential purchasers can see their competition on the day.
